Should You Professionally Clean Your Carpets Before Selling Your House?

Yes, in most cases. If your carpet is in decent shape, a professional clean before listing is one of the cheapest ways to make a house look cared for in photos and smell fresh at showings. Here’s what we tell homeowners and agents across Halifax and Dartmouth before they list.

Why do clean carpets matter when you sell?

Buyers make up their minds fast. Most of them see your home online first, and carpet takes up a big part of every bedroom and living room photo. Traffic lanes, grey patches by the couch and dark spots near the door all show up in listing photos, even when you barely notice them in person.

At showings, buyers walk the whole house and look down a lot. Dirty carpet makes a home look older and less looked after than it really is. That matters, because buyers start doing quiet math: “We’d have to replace all this flooring.” They mentally subtract that cost from what they’re willing to offer, and it’s usually a bigger number than the real cost of fixing it.

A clean carpet doesn’t sell a house on its own. It just removes one easy reason for a buyer to knock money off.

Is it better to clean or replace carpet before selling?

Cleaning is enough when the carpet is structurally sound: no rips, no badly frayed seams, no big areas of crushed or matted pile, and the colour is still even. Most dirt, traffic lanes, spills and pet spots on a carpet like that clean up well.

Replacement makes sense when the carpet is worn through, rippled, permanently stained over large areas, or when urine has soaked deep into the pad across a whole room. In those cases, cleaning will help, but it won’t make the room look right. We’ll tell you that honestly from your photos before you book.

Cost-wise, a professional clean is a fraction of new carpet. Ours starts from $70 per room, and you get an exact quote from photos before we arrive, with no hidden fees. Replacing a room means new carpet, underpad and installation.

Will buyers notice pet, smoke or basement odours?

Almost always, and often before they notice anything else. The problem is that sellers usually can’t smell it themselves. When you live with a pet, a smoker or a damp basement every day, your nose gets used to it. A buyer walks in cold and notices it in the first few seconds.

Pet odours

Old urine soaks through carpet into the pad, and the smell comes back on humid days. Surface sprays and plug-in air fresheners only cover it, and buyers can tell when something is being covered. Proper pet urine and odour treatment goes after the source.

Smoke

Smoke clings to carpet fibres and upholstery. Cleaning carpets and furniture removes a lot of what is held in the soft surfaces, though walls and ceilings may need attention too.

Basements and damp

Basement carpet picks up a musty smell from humidity. Cleaning helps, but it works best when you also run a dehumidifier and fix any water coming in.

What is different about selling a home in Nova Scotia?

A few local things show up again and again in HRM homes:

  1. Winter road salt. Salt and sand get tracked in from November to April and leave a white, crusty film near entrances and on stairs. It also wears fibres down faster. If you’re listing in spring, those salt lines are usually the first thing to clean.
  2. Basement carpet and humidity. Plenty of homes here have finished basements with carpet. Damp summers and older foundations can leave them smelling stale, which buyers pick up on right away.
  3. Pet-friendly households. Lots of HRM families have dogs and cats. Buyers expect pets, but they don’t want to smell them or see spots in the carpet.

When should you book carpet cleaning before listing?

Book it a few days before your listing photos, not the morning of. That gives the carpet time to dry fully and lets you put furniture back, stage the rooms and do a last tidy without rushing.

Typical drying time is 4 to 6 hours with good airflow. Open windows if the weather allows, run fans, and keep the heat or air conditioning on. If anything stubborn shows up after drying, a couple of days of cushion means it can be handled before the photographer arrives.

If you’ll have showings over several weeks, ask people to take shoes off at the door and put a mat at each entrance, especially in winter.

Should you clean your couch before showings too?

If your furniture is staying in the house for photos and showings, yes. A stained couch is right in the middle of the living room photo, and fabric holds onto pet and cooking smells just like carpet does. A clean couch makes the whole room look brighter. See our upholstery and couch cleaning page for what’s involved.

Is a rental carpet cleaner good enough before selling?

A rental machine is better than nothing, but it has two common problems. First, people tend to use too much soap, and it doesn’t all rinse out. That leftover residue is sticky, so the carpet gets dirty again faster. Second, rentals put down a lot of water and don’t have strong suction to pull it back out. Carpet stays wet for a long time, and stains in the pad can wick back up to the surface as it dries, sometimes right before a showing.

If you go the rental route, use less soap than the label says, do extra dry passes, and give it plenty of drying time. If the carpet has pet spots or heavy traffic lanes, a professional clean is usually worth it for a sale.

How does Atlantic Spotless clean carpets before a sale?

Every pre-listing job gets the same steps. The owner does every job personally.

  1. Thorough vacuum to pull out loose dirt, sand and grit.
  2. Pre-treat every area, with extra attention on traffic lanes and entrances.
  3. Spot-treat stains with the right product for that type of stain — pet, coffee, salt and so on.
  4. Rotary agitation and dwell time so the cleaning solution can loosen soil deep in the fibres.
  5. Hot water extraction to rinse and pull the dirt and solution back out.

Frequently asked questions

How long before listing photos should carpets be cleaned?

Ideally a few days before. That gives the carpet time to dry completely and leaves room to put furniture back and stage each room without rushing.

Will carpet cleaning remove pet odours before a showing?

In most cases a professional clean with odour treatment makes a big difference. If urine has soaked deep into the pad over a large area, we’ll tell you honestly from your photos what to expect before you book.

Is it worth cleaning carpets if the buyer might replace them?

Usually, yes. Buyers judge the home as they see it, and dirty carpet makes the whole house look less cared for. Cleaning costs far less than the amount buyers tend to subtract from their offer for flooring.

How long does carpet take to dry?

Typically 4 to 6 hours with good airflow. Open windows, fans and running the heat or air conditioning all help it dry faster.

Do you clean vacant homes before listing?

Yes. We regularly clean empty homes and can coordinate access directly with the homeowner or the listing agent, so nobody needs to be there.
